This Florida Commercial Lease Agreement (the "Agreement") is entered into as of __________ (the "Effective Date"), by and between ____________, with a mailing address of ____________ (the "Landlord"), and ____________, with a mailing address of ____________ (the "Tenant").

Witnesseth, that whereas the Landlord is the rightful owner of the property situated in ____________, Florida, legally described as ____________ (the "Premises"). The Landlord desires to lease the Premises to the Tenant, and the Tenant desires to lease the Premises from the Landlord for the term, at the rental, and upon the conditions set forth herein.

1. Term

All improvements to the Premises, whether temporary or permanent in character, shall become the Landlord’s property and remain on the Premises at the expiration or earlier termination of this Agreement.

7. Assignment and Subletting

The Tenant shall not assign this Agreement or sublet any portion of the Premises without the prior written consent of the Landlord, which consent shall not be unreasonably withheld.

8. Governing Law

This Agreement shall be governed by, and construed in accordance with, the laws of the State of Florida without regard to its conflict of laws principles.

9. Entire Agreement

This Agreement constitutes the entire agreement between the parties and supersedes all prior understandings, agreements, or representations by or between the parties, written or oral, to the extent they relate in any way to the subject matter hereof.
